Elmer Diaz, a Puerto Rico immigrant to Texas, had usual middle class American upbringing. Elmer learned to place maximum stress on family values. Normal routine was to go to college from high school, earn a good degree and employment in Corporate America, earn well for thirty years, and retire wealthy and satisfied. Elmer realized early in life that it is not always possible to adhere by such traditions.   

Elmer Diaz started investing in real estate during his college days. He rather attended classes in real estate investing at college and learned dealing and selling VA foreclosures as an investor. Elmer could purchase VA foreclosures and then rent them out. Elmer continued with his investment, earning huge sums. However, things went sour during oil industry’s crash in eighties.

Nevertheless, Elmer Diaz continued buying foreclosed properties during Texas estate depression. Most properties needed normal renovations only. Slowly, Elmer met a mentor through realty investment club of Houston. Elmer learned tricks and tactics of real estate investing through mortgage brokering and similar entities and businesses.

Elmer Diaz then set up a franchise concern- D Complete Real Estate Center with portfolio property worth more than $5 million and extensive labor force. The reality was that although Elmer and his company had a wonderful balance sheet, their profit and loss was displaying negative cash flow. In other words, they were bankrupt as they had rich assets but lacked in sufficient cash flows. Elmer could manage by tending to smaller number of well-managed and earning properties to maintain a quick turn over of property into cash and continue purchasing few more to earn more wealth. 

Thereafter, Elmer Diaz sold sufficient property to stop negative movement of wealth. He moved over to a different plane with freedom to choose his lifestyle and working. Elmer now specializes in wholesale, flip, and fix, rentals, etc with a positive and solid cash flow. It is however, not possible for everyone to lose and bounce back effectively. 

Elmer Diaz conducts regular workshops and seminars, teaching proven methods of real estate investing. He also appears on talk shows, radio shows and is on the board of several nonprofit making real estate organizations like Brazos Valley Real Estate Investors Association, National Real Estate Investors Association, etc.
