These teach you to purchase real estate without incurring any expenses on payments. Carlton Sheets’s tapes are just the same copy of his manuals. He also offers a money-back guarantee if you return the course within thirty days. Cost of the course is $199.00. Soon after you buy the course, you receive calls for attending his seminar costing $3,000. 

Carlton Sheets’s course has more drawbacks than benefits and you are well off avoiding it.

1. Carlton Sheets does not spell out the difficulty in locating nothing down properties. You need to spend considerable amount of time reading real estate magazines, newspapers and maps and drive around your neighborhood trying to locate such properties. In other words, you need to spend every waking moment in real estate work only. This is not profitable nor possible, as you cannot be sure of any returns.  

2. There is excessive competition as most of Carlton Sheets’ students are trying to sell his ware. It might that when you land up with a property after extensive search, somebody else before it takes it up.

3. Carlton Sheets asserts at cash back at closing, which is just not true. There are few deals with this system and you need a good negotiator for it to happen.

4. Carlton Sheets never discusses any of the risks involved in real estate investing. Although he makes it sound an easy option, it is risky and has huge liability if you do not succeed.

5. Carlton Sheets’ program can work best in a down-market. Hence, you are in trouble if markets plunge down. You will have more negative flow of cash than any positive inflow. Besides, you can hardly locate properties when interest rates fall considerably.

6. Although Carlton Sheets professes to have come through many real estate deals and rehabs, yet he refuses to divulge locations of any of them, which raises a question about the truth in his statement. He seems to be earning more by selling his courses and seminars than through real estate investments.
